The problem is that they don't care about existing customers and continually increase interest rates. State Custodians is no longer accepting any mortgage application and now run thru Resimac or Homeloans.com. I believe they will close down this mortgage division soon and transfer mortgages to another provider as the customer service sucks.
Guaranteed the worst lender and customer experience in Australia. Non existent service, over 3 hour wait time on phone. Online portal always unable to login. Very expensive rates after starting off as competitive, rate rises far in excess of official cash rate rises. Unwilling to update bank account details for payments, causing missed payments. Communication all done via outsourced Philippine centres. Would give a negative star if I could
Greedy. Been with State Custodians for 4 years. Was so happy when I first got loan through them, as the interest rate was great. Then after 2 weeks, suddenly interest rate went up, and cost of money etc. was stated as the reason. They put up their interest rate by .65, instead of .5 in September 2022. I asked them why, and the reason came back as the cost of money again. I am paying a higher interest rate with State Custodians, than I would with any of the big 4 banks (enough to make any of them look better including their fees). When I pointed this out to them, there was no response from customer service. Still waiting on response from them after 2 weeks. Looking forward to refinancing to a proper bank.
This is the worst lender I have ever encountered. They made me redo my application every 2-3 months - whenever I asked them a question. I was asked age-ist questions like 'how was I going to discharge the loan in 30 years after I retired?' - the only answer they would accept was to sell the house. I had to redo my budget to fit their preconception of my budget (so why ask me then?). I couldn't nominate a repayment amount above what they set. I finally got sick of their extremely poor service and refinanced. Their phone queue seems to be set to 30 minutes before transferring you to a human. After exactly 30 minutes, I had my identity verified then transferred to someone else who tried to talk me out of it. They disparaged all other lenders saying they were more expensive then they were (despite charging 2.95% compared to 1.99%). They then threatened me with having to pay over $3000 interest + a $345 exit fee, if I changed. I would advise you to go to someone else - do not believe the 5 star ratings, they must be employees or their family members! The company is completely despicable in my opinion.
Like the big banks they offer a better rate for new customers and have not passed on interest rate cuts. We will be leaving them after 7 years.
The process to settle was awful and the solicitor I dealt with in Brisbane to finalise settlement kept advising that State Custodian should do this for you or provide this information but they did not. Very difficult to deal with one person and get the support you need to settle the mortgage. A real rip off not passing on interest rate cuts when other banks are passing on in full and we get nothing.
They were offering competitive rates but have failed to pass on any of the latest two rate drops amounting to 0.4% and now just like the big banks and too keen to make money of their borrowers.
I have the worst financial company to deal with sending me hundreds of pages to fill up not like other companies just sign few paperwork, and that took me few months to finish my work as my name was changed and I have a load of paper to finish. After all and sending my paper they told me we need to start from beginning i really don't recommend this company at all if that is the start i don't think it will good after.
After applying online, then being lead through the application process, I was made to wait over 4 weeks without any advice on the progress of my application? After eventually calling numerous times and emailing, I received a return email from my so called "loan application manager" advising me that she just noticed there were two key elements missing from my application, and could I send them through and she will forward my application for appraisal! Of course I immediately responded with my feedback, also letting her know that I won't be pursuing my application any further, to which she replied; yes I sincerely apologise that it was entirely my fault that your application has not been completed and forwarded before now" Great, thanks for wasting hours of my time that has amounted to zero!!
Good online financial institution offering competitive loans but do note that new borrowers get better rates than existing borrowers. Unfortunately that's the same with all banks, so they can attract new customers. They are slow in reducing interest rates when the rest have reduced theirs.
I liked this provider initially due to their competitive home loan rates. Now I like this provider because of the seamless low maintenance nature of the loan and Internet accessibility. In future I will like this provider and the product due to my loyalty bonus - I.e. lower interest rate. On the rare occasions I have had to call the provider they have always be extremely helpful.

We must also highlight the contribution to a timely settlement of State Custodians’ solicitors, Gadens, who worked very fast on organising all paperwork for a prompt settlement, in particular, Tracey Goodall and Samantha Page. I am writing this review to encourage other people who are on the market for a loan to place State Custodians at number one on their wish list while searching for their next home loan so they can make their next property purchase an enjoyable and pleasant experience. State Custodians’ passionate team members are truly custodians of customer care and professionalism.
This was one of the easiest processes I have had to go through to get a loan, all the way through to settlement. The staff on the phone were polite. My official pre-approval took less than 1 week. My settlement was 4 weeks instead of 6 weeks and everything went smoothly. They kept me informed every step of the way via email from documents I needed to submit to the stages of final settlement. The rate was very good. The loan is very flexible except the website design needs to be a bit better. You can only make additional repayments once per login. So if I want to make another repayment, I have to logout and log in again. Apart from that, I would consider them again.
Advertised cheap low cost interest rate initially, however, failed to pass on full RBA rate custs. Expensive compared to competitors products and not very flexible.
Very competitive interest rates but the application process was like trying to communicate to some of the teenagers at the school I work at. I had to constantly call and ensure the application was progressing and it took over three weeks to gain final approval! In saying that, the cheap rate made it all worth it. Also, their online service looks like a website dragged out of the early 90's and could definitely do with an upgrade.
