If you already have an owner occupied loan with loans.com.au and are thinking about adding an investment property into the mix, you can bundle the two and access rates as low as 1.99% p.a. (2.71% p.a. comparison rate*) for the first 12 months of your investment loan.
With this home loan bundle, loans.com.au aims to reward investors with savings and take the hassle out of managing multiple loans. It works like this: if you’re currently servicing an owner occupied loan with loans.com.au and take out an investment loan on top, you’ll be treated to a super low 1.99% p.a. variable rate (2.71% p.a. comparison rate*) on the investment loan for the first 12 months.
This represents a discount of 1.70% off the reference rate for the Smart Variable Investor (P&I). Once the first 12 months are up, the discount will drop to 0.95% off the reference rate for the remainder of the loan term.
You’ll find there are plenty of features which provide flexibility, such as the ability to make additional repayments without incurring any penalties. And if you decide those extra funds could be put to better use elsewhere, you’ll have unlimited access to a free redraw facility. An offset account is also available, however this will add an extra 0.10% to your interest rate.
As mentioned above, this deal is only available to existing loans.com.au customers who are currently servicing an owner occupied loan. Specifically, your owner occupied loan must have an LVR of up to 80% and structured so that you’re making principal and interest repayments.
When applying, your application must be settled within a reasonable time frame, usually within 60 days of receiving your loan documents. And keep in mind that the 1.99% variable rate (2.71% p.a. comparison rate*) is just an intro rate. Once the first 12 months are up, it will revert to 2.74% p.a.
While there are no monthly or ongoing fees, there are a few one off charges you’ll need to be aware of. For example, a $300 discharge fee and $250 discharge documentation fee will apply if the loan doesn’t go to full term.

It has been 4 weeks since I applied for the refinanced loans and after subjecting me to a full financial audit (the worst I have been through trying to get a loan in 20 years) and still no sign of final approval. They kept asking to pay off more of the current balance saying based on my income they can't lend me that much. I had to reduce my loan balance twice already, still no sign of final approval. Honestly if not for the fact they already charged me the valuation fees I would have just gone elsewhere. Which brings me to the point that they shouldn't do a valuation and charge people for it until they approved the loan subject to valuations only. Wasting everyone money! Low interest rate is so not worth it.
