Reduce Home Loans are well known for offering some of the lowest rates around, and they’ve delivered once again with the Investor Rate Lovers Variable home loan. Not only will investors be able to snag low variable rates from just 3.09% (3.17% comparison rate*), there are no ongoing or exit fees to worry about and there are even a couple of handy features to make use of such as an optional offset account (a 0.10% interest loading does apply) and uncapped extra repayments. What's more, this loan was recognised in the split loan category in the 2022 Mozo Experts Choice Awards.

With the Investor Rate Lovers Variable home loan from Reduce Home Loans, investors will have access to different interest rates depending on their loan size, their loan-to-value ratio (LVR) and whether they want to make principal and interest or interest-only repayments. Here’s how it breaks down.

Principal and interest repayments 

  • 3.09% variable rate (3.17% comparison rate*) - For investors with an LVR below 60% on a loan between $50,000 - $1,000,000.
  • 3.29% variable rate (3.37% comparison rate*) - For investors with an LVR below 80% on a loan between $50,000 - $1,000,000.

  • 4.19% variable rate (3.96% comparison rate*) - For investors with an LVR between 80% - 90% on a loan between $1,000,000 and $1,500,000.

Interest only repayments 

  • 3.69% variable rate (3.73% comparison rate*) - For investors with an LVR up to 80% on a loan between $50,000 - $1,000,000. 

Loans are available for amounts up to $2,000,000, but the variable rate for these will be 0.30% higher and borrowers must have  an LVR under 80%. Borrowers with a 10% deposit (90% LVR) may also apply, but again if accepted the rate for these loans will be 0.40% higher than the standard variable rate.

Aside from the rates, there are a few other features attached to the Investor Rate Lovers Variable loan which are worth a mention, starting with the optional offset account. You’ll be able to use the offset account to reduce the balance of the loan on which you’re paying interest on, however, it does come with an additional 0.10% interest rate loading.

Reduce also gives investment borrowers the option of making extra repayments on their home loan for free, plus if you ever decide that you need to dip back into that additional payments pool you’ll be able to do so thanks to the full redraw feature.

You won't need to budget for application fees, settlement fess or legal fees, but disbursements may be payable.

Cashback offer:

Reduce Home Loans are sweetening the deal with a cashback offer. Those with a loan amount between $250,000 and $499,999.99 could receive $2,000 cashback, loans between $500,000 and $749,999.99 could receive $3,000 cashback, loans between $750,000 and $1,999,999.99 could receive $5,000 cashback and loans over $2,000,000 could receive $10,000 cashback (T&C's apply).

Keep in mind that your loan must stay current for a minimum of 24 months after the loan settlement. If you discharge your loan within the 24 months from the date the cash back is paid then this amount will need to be re paid and added to your total balance payable at the time of your discharge.
