First Home Owner Grant Western Australia

If you live in Western Australia and are looking to buy your first home, then you may be eligible for the First Home Owner Grant (FHOG).

The WA grant is open to first home buyers purchasing or building a brand new home, and includes a one-time payment to help with some of the costs. 

The grant is only for owner-occupiers, meaning investors aren't eligible.

How much is the First Home Owner Grant in WA? 

The WA First Home Owner Grant is worth $10,000. Eligibility is affected depending on where in the state you live.

Who is eligible for the First Home Owner Grant in WA?

The $10,000 First Home Owner Grant (FHOG) in Western Australia is available to those purchasing or building their first home valued up to $750,000 or $1,000,000, depending where it's located. 

South of the 26th parallel of latitude

(including all Perth metropolitan areas) 

The maximum home value to qualify for the FHOG is $750,000.

North of the 26th parallel of latitude

The maximum home value to qualify for the FHOG is $1,000,000.

Other eligibility requirements state that: 

  • You must be over the age of 18 at the time of applying.
  • At least 1 applicant must be an Australian citizen or permanent resident.
  • You must also own the land where the home is located. 
  • Applicants or their spouses can't have owned/acquired residential property in Australia on or after 1 July 2000.
  • You intend to move into your new property within 12 months of the sale.
  • You have to live in the property as your principal place of residence (PPOR) for at least 6 months.

How to apply for the First Home Owner Grant in WA

You can apply for the FHOG through your home loan lender, or online through the WA FHOG Application Portal

What other grants or schemes are available in WA?

Stamp duty relief

First home buyers in Western Australia may be eligible for the first home owner duty concession scheme, which could include:

  • A transfer duty exemption for combined home and land value up to $430,000
  • A concessional transfer duty rate for a combined home and land value between $430,000 and $550,000
  • A $2,000 homebuyer assistance grant when purchasing an established property valued up to $400,000 (to use on expenses like pest and building inspection fees, conveyancer fees, and upfront home loan fees).
