With high real estate prices around Australia, first home buyers may be worried it’s harder than ever to get a foot on that property ladder, but thankfully there are options to help you take that first step. 

The first home owner grant (FHOG) is a one-off payment made to assist first home buyers to buy or build a new residential property for use as their principal place of residence. The grant differs slightly state by state, so below we’ve broken down everything you need to know if you’re considering the grant in Western Australia. 

What is the first home owners grant in WA? 

The first home owner grant is a payment of up to $10,000 to support first home owners buying or building a new home. First home owners entering into a contract to buy an established home are not eligible for the grant.

A home that has been substantially renovated may be considered for the grant, however you can not apply for the grant to conduct renovations yourself on an existing home.

Only one grant is payable per eligible transaction, so two people purchasing a house together will only be eligible for one grant payment.

How much is the first home owners grant in WA?

A payment of up to $10,000 is made to eligible applicants to the grant. 

Who is eligible for the first home owners grant in WA?

First home owners buying or building a new home may be eligible for the grant. 

Applicants must be over 18 years of age or apply for an exemption to the age requirement, and at least one applicant must be an Australian citizen or permanent resident at the time of the application. 

The applicant and their spouse/de facto partner must not have previously received the grant or first home owner rate of duty anywhere in Australia, and must not have previously owned a residential property and occupied it as a place of residence. 

You must apply for the grant within 12 months of the completion date of the transaction, which differs depending if you are purchasing a new home, entering into a comprehensive building contract or applying as an owner-builder. 

The value of your transaction will also impact your eligibility for the grant. The cap on the value of the home and land is as follows:

  • South of the 26th parallel (including all Perth metropolitan areas)  - value of building and land up to $750,000
  • North of the 26th parallel - value of building and land up to $1,000,000

You must occupy the home as your principal place of residence for a period of at least six continuous months within 12 months of settlement/completion.

How to apply for the first home owners grant in WA

An application for the first home owner grant can be made once a contract to purchase or build a home has been signed and dated by all parties to the contract, or, as an owner-builder, when foundations have been laid. 

Applicants must complete F-FOG1 ‘FHOG Application and/or Pre-approval for the First Home Owner Rate of Duty’ form and lodge through an approved agent or with RevenueWA within 12 months of the transaction. 

What other grants or schemes are available in WA?

First home buyers in Western Australia may be eligible for the first home owner duty concession scheme. This applies for first home buyers who are eligible for the FHOG, as well as those buying an established home.
