Whether you’re buying your first home, an investment property or simply looking to refinance your present mortgage, the ANZ Simplicity PLUS Home Loan could be a low cost option to consider. It offers competitive rates starting from 3.19% p.a. (3.20% p.a. comparison rate*) for owner occupiers, no upfront or ongoing fees, and the flexibility for you to make extra repayments and pay off your loan sooner.
With the ANZ Simplicity PLUS Home Loan, you can enjoy low variable rates starting from 3.19% p.a. (3.20% p.a. comparison rate*) if you're an owner occupier or 3.54% p.a. (3.55% p.a. comparison rate*) if you're an investor, with an LVR of 70% or lower.
The loan has a broader range of options though, as it is also available to both owner occupiers and investors with an LVR up to 90% (10% deposit), though, as usual, the interest rates increase as your LVR goes up. Either way, customers can borrow with a minimum loan amount as little as $50,000.
You can also make loan repayments to suit your needs, as weekly, fortnightly or monthly repayment options are all available. The ANZ Simplicity PLUS Home Loan also comes with the advantage of allowing you to make additional repayments on your loan and to access a fee-free redraw facility should you need those extra funds later on. Plus you'll have the option to split your loan into variable and fixed rates. There's no offset account available though.
In terms of other costs, there are zero application, legal, valuation, settlement or ongoing service fees to worry about, though there is a $160 settlement fee to consider.
This Simplicity PLUS Home Loan could be an option worth considering for either owner occupiers or investors, given that it offers a fair amount of flexibility and some decent variable rates.
While you will be able to borrow with as little as a 10% deposit with the Simplicity PLUS home looan, keep in mind that if you have less than a 20% deposit (an LVR higher than 80%), you'll also need to budget for Lenders Mortgage Insurance.

Homeloan pre approval process is thorough and straightforward. You get just the one person to deal with who sticks with you if you decide to fully apply. Loan application proper is very easy if you've already done pre approval. And you'll still get the same loans officer as pre approval which is fantastic. I bought a house during covid19 in Victorian lockdown and ANZ had a workable solution for every situation that cropped up. Interest rates are not the best, not the the worst, but they are truly all over customer service and understanding any unique situations or needs that crop up. Really good bank (for home loans) for women of all ages. I highly recommend.
