If you’re after a bit more certainty when it comes to your home loan repayments, locking in a fixed rate could be a good idea, and with 1, 2, 3 and 5 year terms available, the Heritage Bank Fixed Rate Home Loan (Home Advantage) offers plenty of choice. Add to that the ability to make free extra repayments and access a free redraw facility, and you’ve got a feature-rich home loan full of ways to save. Heritage also has a $4,000 and $3,000 cashback offer for their home loans for eligible borrowers who apply by 31 May 2022 and settle by 31 July 2022..
With the Heritage Bank Fixed Rate Home Loan (Home Advantage), you’ll be able to bundle your home loan with a credit card and bank account, plus receive fee waivers on credit cards and personal loans, and insurance discounts to boot. Fixed rates are available for either 1, 2, 3 or 5 years. Pick the 2 year option on a loan of between $250,000 and $699,999 (LVR <90%) and you’ll be looking at a rate of 3.99% p.a. (3.15% p.a. comparison rate*).
There are loan options available with LVRs up to 90% for owner occupiers and investors. If you’re an owner occupier, you’ll be glad to hear you can take advantage of the Family Guarantee, which will allow you to use the equity in a family member’s home to provide extra security on your loan. This is a good idea for one big reason: it will lower your LVR to 80% or less, meaning you won’t have to worry about paying for Lender’s Mortgage Insurance.
Repayments can be made weekly, fortnightly or monthly, and if you want to pay down the loan faster by making free extra repayments you can do so without having to worry about any fees. There’s also a free redraw facility, which will give you the chance to withdraw any extra repayments you’ve made if you need to.
Finally, there are a number of fees that come with this one, including the $150 settlement fee and the $300 discharge fee. The biggest charge however is the $350 service fee, which you’ll have to pay each year. So make sure that the package benefits - like insurance discounts and fee waivers on personal loans and credit cards - are worth the price tag.
You could also get a cashback offer of $4,000 or $3,000 on a Heritage home loan for eligible borrowers who apply by 31 May 2022 and settle by 31 July 2022. (T&Cs apply).
If you like the idea of bundling other Heritage Bank products, and want a home loan that will allow you to budget around set repayments, the Heritage Bank Fixed Rate Home Loan (Home Advantage) is a good option.
You’ll have to be mindful of the revert rate that will kick in once the fixed term is up. If you borrow between $250,000 and $699,999 (LVR <90%) and fix for three years, you’ll see your rate jump up to 2.99% once the fixed term is up. Still not a bad offer - but make sure you keep an eye on whether it’s the best deal you can score when the time comes.
