(2.37% p.a. comparison rate*) for loans LVR <80 between $150,000 and $1 million+, with no monthly or annual service fees and no upfront application fee. Combine this with the home loan’s free extra repayments and redraw facility and you’ve got yourself a nice blend of low rates and flexibility.
ING's Mortgage Simplifier picked up two awards in the 2022 Mozo Experts Choice Awards, winning in the First Home Buyer Loan and Investor Home Loan categories.
Whether you’re an owner occupier or investor, the ING Mortgage Simplifier has pretty low variable interest rates. For owner occupiers, loans from $150,000 to over $1 million start from 2.34% p.a. interest rate (2.37% p.a. comparison rate*). For investors, loans from $150,000 to $2 million start from 2.54% p.a. (2.57% p.a. comparison rate*).
You can borrow from $50,000 up to $2 million, and the amount you borrow, as well as your LVR will determine the interest rate you get.
The loan is available to owner occupiers with an LVR up to 90% (which means a 10% deposit) and investors with an LVR up to 80% (a 20% deposit), but don’t forget if you have less than a 20% deposit (an LVR higher than 80%), you'll need to budget for Lenders Mortgage Insurance.
An innovative feature that comes with the Mortgage Simplifier is its everyday round up for home loans. Linking your Orange Everyday Account to your home loan means you’ll get free ATM access Australia-wide. Plus, you can also round up ING Orange Everyday Card purchases to the nearest $1 or $5 and then the difference is paid from your Orange Everyday account to help pay down your mortgage. Another feature is the option to have a split account between fixed and variable rates, but take note that the Mortgage Simplifier doesn’t come with an offset account.
You can also have flexibility in choosing between fortnightly or monthly repayments. Plus, if you’re looking to pay your loan off quicker you can make additional payments through the extra repayments facility for free and if it comes down to it, you can access those funds again through the redraw facility (minimum redraw amount for as little as $1).
There are also no application, valuation, legal or service fees, although you will need to keep an eye out for the $299 settlement and $250 discharge fee.
If you're already an ING customer, you'll get the benefit of their sweep tool, so even though it’s a great deal for anyone it's particularly great for existing ING customers
Although it’s not a dealbreaker, if you are on the hunt for a home loan with an offset account, that’s one significant feature missing from this loan.

Communication is ING's down-fall and for that, they have completely lost my trust. Their service and mechanisms to receive it are appalling (no case continuity, repeated requests to send the same documentation, new consultants every call despite the 1 application, and generally long wait times in comparison to competitors). I've lost count the amount of times I've had to chase ING for advice or an update, which is so disappointing. I've finally made the decision to re-finance my loan with another institution after 1.5 years and I was gobsmacked how much of a breeze a loan application can be (compared to how it was with ING). Unfortunately though, ING haven't changed and although my refinance has settled with my new financial institution, ING are experiencing 'longer than usual service times', so have actually failed to close my loan account more than a week after settlement (including taking another mortage repayment even though the security is no longer with them). And of course I had to contact them to follow up. Honestly have no words - just stay away. You can negotiate the product features with other financial institutions who actually want you as a customer.

I was initially concerned by not having the ability to go into a Branch due to ING not having any physical branches; however their online and phone customer service is on par if not better than other banks I have dealt with at the Branch level.
