Online lender loans.com.au has launched a new mortgage option specifically for borrowers with environmentally friendly, energy efficient homes: the Green Home Loan. The loan features some seriously low variable rates starting from just 2.13% p.a. (2.55% p.a. comparison rate*), plus there are a number of features which may give borrowers extra flexibility when it comes to managing their loan.
First things first, as the name implies, the Green Home Loan is specifically for ‘green’ homes. That means that in order to be eligible, your property needs to be accredited under the government-run Nationwide House Energy Rating Scheme (NatHERS) as having a 7.0 star rating or higher.
Borrowers with homes that do qualify will be able to access some of the lowest variable rates around, as the Green Home Loan comes with a variable rate of 2.13% p.a. (2.55% p.a. comparison rate*) for owner occupiers making principal and interest repayments and 2.39% p.a. (2.81% p.a. comparison rate*) for investors making principal and interest repayments. There’s also an interest-only repayment option for investors, but this comes with a slightly higher rate.
The minimum loan size is $50,000 and the maximum is $2 million, plus all borrowers will need to have a loan-to-value ratio (LVR) of 90% or less.
How about loan features? Well there’s a few of them, as loans.com.au gives its Green Home Loan customers the option of making extra repayments towards their loan, making redraws and splitting the loan into fixed and variable portions. Repayments can also be made on a weekly, fortnightly or monthly basis. There’s even a 100% offset account available to borrowers wanting to reduce their interest repayments, though this is an optional extra that will attract an additional 0.10% interest rate loading on top of the normal rate.
With its low variable rates for both owner occupiers and investors, plus a bunch of useful features, the Green Home Loan from loans.com.au could be a solid choice for Australians with an environmentally friendly home who are on the hunt for a green home loan.
The major catch with this loan is the NatHERS requirements we’ve already outlined above, but there are also a few fees worth mentioning. While there are no ongoing fees to worry about, there are one-off valuation ($220 or at cost), settlement ($300), discharge ($300) and discharge documentation ($250 applicable if loan doesn't go to full term) fees.
