2021 Mozo Online Home Lender of the Year Tic:Toc has upped the ante with the introduction of its near-instant mortgage, where borrowers can get the tick of approval in as little as 22 minutes. So if you’re looking to lock in a home loan with a competitive fixed rate plus some handy extra features, and you're happy to fill out your mortgage application entirely online, Tic:Toc's Fixed Home Loan may be worth a closer inspection.

It doesn't stop there though. Borrowers will also be happy to know that the Fixed Home Loan took out 2021 Mozo Experts Choice Awards in the Fixed Rate Home Loan and Investor Fixed Home Loan categories.

Key features

Tic:Toc’s Fixed Home Loan has the kind of versatility that's relatively rare in a fixed home loan. You can borrow from $50,000 to $2,000,000, you can make extra repayments (up to $20,000) and the free redraw facility means you can dip into them if you need later on. There's even an optional offset account available, though it does come at a cost of $10/month, and when it comes to making repayments you'll be able to choose between making them on a weekly, fortnightly or monthly schedule.

In terms of rates, both owner occupiers and investors will be able to fix their loan for 1-5 years as long as they have a loan-to-value ratio (LVR) below 90%. For owner occupiers, fixed rates start at:

  • 1-year: 1.89% (2.18% comparison rate*)
  • 2-year: 1.89% (2.15% comparison rate*)
  • 3-year: 1.99% (2.15% comparison rate*)
  • 4-year: 2.59% (2.23% comparison rate*)
  • 5-year: 2.79% (2.34% comparison rate*)

Unless you opt for an offset account the only fee you'll need to consider is the $325 discharge fee at the end of your loan, as Tic:Toc doesn't charge any upfront or ongoing service fees.

Any catches

This mortgage will not suit those set on buying a property off the plan or a block of land, as the loan is only available for established home purchases only.
