With an interest rate starting from a low 3.79% (3.83% comparison rate) as well as free extra repayments and redraw facility, the Hume Bank Flexi Low Rate home loan provides a number flexible features for every type of borrower from owner occupiers, investors and even those looking to refinance their loan. There are no ongoing fees and if you are refinancing, you won’t have to pay an application fee or settlement fee. However, for those not refinancing, these fees will be $600 and $150 respectively.

It is highly likely that the first number you look at when comparing home loans is the interest rate, and with good reason. Well in the case of Hume Bank’s Flexi Low Rate home loan the rates are as the name suggests, low. This is for both owner occupiers 3.79% (3.83% comparison rate) and investors 4.19% (4.23% comparison rate). There is also a split loan option with the Flexi Low Rate loan which means you can split your loan between fixed and variable rate options.

One of the great benefits of the Flexi Low Rate is its Refinance Special option which waives the application and settlement fee when refinancing. This is on top of the no ongoing fees that all borrowers will benefit from.

The minimum loan amounts and loan to value ratio (LVR) for the Flexi Low Rate will depend on whether you are borrowing as an owner occupier or an investor. For owner occupiers, $50,000 is minimum loan amount, with customers able to borrow up to 95% of the total cost of the home, while for investors the minimum loan amount is $150,000 and the is LVR 85%. Mortgage insurance will be required for any loan with an LVR more than 80%.  

If you find yourself able to make some extra repayments to save on interest, then good news! Not only is this an option, but you can do so fee-free. And if borrowers end up wanting to redraw those extra repayments, there is a $50 minimum redraw.

Hume Bank Flexi Low Rate home loan also aims to make sure the ‘flexi’ really does mean flexible. Customers can repay their loan either weekly, fortnightly or monthly which means that you can time your repayments with your paycheck and cash flow situation.

Who it's good for:

While the loan has great money-saving features that could benefit a whole range of home buyers, anyone looking to refinance their loan will avoid the application and settlement fee, making them the preferable customer for this home loan.

Any catches?

Like most home loans there are some upfront fees to be mindful of like the $600 application fee and $150 settlement fee. At the end of the loan you’ll also need to pay a $200 discharge fee.
